The current lease of the above premises is
protected under Part II of the Landlord and Tenant Act 1954 (the
Act) and the contractual term has expired. A section 25 notice to
be served on the tenant (Old Restaurant Company Ltd t/a Olivios
Guildford) to bring the lease to an end and grant a new lease on
the terms set out below.
To grant a FRI lease at a rent of £12,000 pa subject to rent
review 6th Sep 2027 and then every 5 years. This is in accordance
with the Councils General Disposal Consent powers and provides the
‘best consideration reasonably obtainable’ where the
proposed term exceeds (7) years.
The agreed term is 16 years expiring on 5th Sept 2037 (in line with
tenants existing lease at 53 Quarry St
A sum equivalent to 3 months’ rent deposit to be provided by
the tenant as a security deposit.
