To approve the grant of the lease of garden
land known as Plot D1, Salmons Road, Effingham in line with the
following terms and conditions:
For the grant of a new lease the rent is £150 pa.
The agreed term is 5 years, subject to a mutual option to break on
giving 2 months’ written notice.
The rent will be payable annually in advance and subject to an
uplift of £25 pa to £175 pa with effect from the
commencement of the 4th year of the term.
The Lessee is required to pay the Council’s legal and
surveyor’s fees.

To ensure that the tenant occupies the land
under a formal agreement with the Council and that a market rent is
paid by the tenant to the Council.
The decision meets the statutory / policy
requirements for the Council and there were no alternative options
available.

Council’s functions and to grant leases, variations,
tenancies, rights, easements, licences, consents and wayleaves of,
in, or over buildings or land in connection with the
Council’s functions, in accordance with Council policies and
within the approved General Fund capital programme.
